References

As a minimum we will require satisfactory references from your employer, and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.

Credit Checks

We conduct credit checks on all prospective tenants and will therefore require copies of identification such as Passport/photo driving licence, NI number, and if relevant, UK Visa details and a copy of utility bill at your current address for our files. These checks help us establish if there are any CCJs, bankruptcies, history of bad payments etc.

Rent

Rents are normally quoted by calendar month and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone/Broadband costs. All rents are payable by bank standing order to our company bank account, if we are managing the property, or to your landlord.

Deposit

Initially we will collect a minimum of one month's rent as deposit and the first month's rent in advance. Any Holding Deposit already paid will be deducted from this amount.
